Mould Inspection & Air Sampling Melbourne

About Us

Independent, objective & focused on finding the cause

Mould is rarely the problem itself. It is usually a symptom of an underlying moisture issue.

Whether the cause is a plumbing leak, roof leak, poor drainage, condensation, ventilation issues or building defects, identifying and correcting the source of moisture is essential to preventing mould from returning.

Our role is not simply to identify mould. It is to investigate the building, understand why moisture is present, and provide independent advice that helps you resolve the problem correctly.

3–4 hrs

A thorough inspection of most properties — not a 20-minute look-around.

What We Do

More than just a mould inspection

Every property presents its own unique conditions. Rather than carrying out a simple visual inspection, we undertake a comprehensive, evidence-based investigation of the building to identify moisture sources, assess the indoor environment and determine the underlying factors contributing to mould growth.

Our Inspection Process

A systematic, five-step investigation

01

Consultation

We discuss your concerns, including visible mould, musty odours, previous water damage, condensation issues, occupant health concerns, building history and any renovations to tailor the investigation to your property.

02

Building Assessment

We undertake a systematic assessment of the property using a detailed visual inspection, professional moisture detection equipment, moisture mapping and thermal imaging to identify moisture sources, hidden moisture and building conditions that may be contributing to mould growth.

03

Moisture & Environmental

We assess the indoor environment by measuring temperature, relative humidity, dew point and other environmental conditions, comparing indoor readings with outdoor reference conditions to identify issues such as condensation, inadequate ventilation and elevated indoor moisture.

04

Laboratory Testing

Where it will assist the investigation, laboratory air, surface and cavity samples may be collected and analysed by an independent NATA-accredited laboratory. Sampling is recommended only where it provides meaningful information to support an evidence-based assessment.

05

Comprehensive Report

You receive a comprehensive written report including inspection findings, moisture mapping results, thermal images, environmental data, photographs, laboratory results (where applicable), likely moisture sources and practical, independent recommendations for further investigation or rectification by the appropriate qualified trades where required.

What We Do

Independent inspections for every situation

01

Independent Mould Inspections

Comprehensive mould and moisture investigations identifying visible mould, moisture sources, indoor environmental conditions and contributing building defects.

02

Moisture Intrusion Investigations

We trace the source of moisture, including plumbing leaks, roof leaks, drainage issues, rising damp, condensation and water ingress.

03

Moisture Mapping

Professional moisture detection equipment is used to map moisture within walls, ceilings and floors, helping identify hidden moisture not visible during a visual inspection.

04

Thermal Imaging

Thermal imaging helps identify temperature variations that may indicate concealed moisture, insulation deficiencies or building defects. All findings are verified using moisture measurements and visual assessments

05

Indoor Air Quality Assessments

Assess indoor air quality and compare airborne fungal ecology with outdoor reference conditions, with laboratory air sampling performed where appropriate.

06

Laboratory Air, Surface & Cavity Sampling

Laboratory air, surface and cavity samples are collected where appropriate and analysed by an independent NATA-accredited laboratory to support the investigation.

07

Water Damage Investigations

We investigate building damage caused by leaks, flooding, storms and other water intrusion events to identify moisture sources and contributing building conditions.

08

Condensation & Ventilation Assessments

Assess ventilation performance and indoor environmental conditions to identify the underlying causes of condensation, excess humidity and recurring moisture problems.

09

Pre-Purchase Mould & Moisture Inspections

Identify concealed mould risks, moisture intrusion and building conditions that may contribute to future problems before committing to a property purchase.

09

Post-Remediation Verification

Independent verification that mould remediation has been completed satisfactorily through visual assessment, moisture investigation and, where appropriate, laboratory testing, ensuring the remediation objectives have been achieved.

Frequently Asked Questions

Answers to common questions

What causes mould?

Mould requires moisture to grow. Common causes include plumbing leaks, roof leaks, poor drainage, condensation, inadequate ventilation, flooding and other water intrusion. Identifying the moisture source is essential to preventing mould from returning.

No. Laboratory testing is not required for every inspection. It is recommended where mould is not readily visible, hidden contamination is suspected, indoor air quality requires further assessment, or laboratory confirmation will assist decision making.

Yes. One of the primary objectives of our inspections is identifying the source of moisture contributing to mould growth.

No. We specialise in independent inspections and investigations only. This ensures our findings remain objective and free from conflicts of interest.

Most inspections take between three and four hours depending on the size, complexity and condition of the property, along with any additional testing required.

Yes. Every inspection includes a comprehensive written report outlining our findings, observations, environmental measurements, photographs and practical recommendations.
